Our maintenance programs are customized to your equipment, but typically include scheduled preventive service, code compliance monitoring, parts inspection and lubrication, fixture and cab checks, and clear written reporting after every visit. We design the program around how your building actually uses its elevators, not a generic checklist.
Our team prioritizes fast response to keep buildings running. Once you’re set up as a maintenance customer, you’ll have a clear response time commitment in your contract. For new inquiries, our coordinator will reach out within one business day, and you’ll receive a written proposal within 24 hours of your site survey.
Honest answer: we can’t give you a real number without seeing your equipment. Every building is genuinely different, and a bad estimate helps nobody. Site surveys and written proposals are free. After the survey, we’ll send a written proposal within 24 hours covering scope, schedule, response time commitments, and pricing. You decide from there. We also offer a 4% discount if you opt to pay annually in advance.

It depends on the terms of your current agreement. Many of our customers reach out before their current contract ends so we can review your equipment, line up a site survey, and have a proposal ready when you’re free to switch. Tell us when your current contract ends and we’ll work backward from there.
Yes. Our IUEC trained mechanics service equipment from all major manufacturers, Otis, TK Elevator (formerly ThyssenKrupp), KONE, Schindler, Mitsubishi, and others. We work on hydraulic, traction (geared and gearless), MRL (machine room less), and freight elevators of every age and configuration. Our President and COO each spent roughly 30 years inside the largest elevator companies in the world before founding MODPROS.
Great question. This is one of the most common things we get asked. MODPROS stands for Modern Professionals. Because “MOD” sounds like modernization, a lot of people assume that’s all we do, but we’re a full service elevator company. Maintenance is one of our four core service lines, alongside repairs, modernization, and new installations.
